Read the conditions, not just the amount
Pre-approval is a useful starting point, but it is conditional. Ask when it expires, what still needs checking and whether the lender has assessed your documents in full. Keep a copy of the conditions with your property search notes.
Keep your broker in the loop
Before changing jobs, taking on another debt or making a large financial commitment, discuss how it might affect the application. When you find a property, share the details early so the lender’s next steps can be considered.
Give the contract proper attention
Have your solicitor or conveyancer review the contract before you sign or bid. Ask them about finance conditions, deadlines, deposits and the risks of proceeding without unconditional approval.
Prepare for the final checks
Your lender may need a valuation and updated documents before final approval. Your broker, conveyancer and lender each have a role as the purchase progresses towards settlement. Ask who needs what, and by when.
